Affine lets more than 9,000 sqm of new built turnkey offices in Meudon and
On the edge of Meudon just across the Ile Seguin in Boulogne, the Automotive
and Mobility Services Division has rent the new Green Office en Seine building
complex since early June 2018 for its headquarters of some 5,300 sqm on four
storeys (Ground +3) in two buildings, on a firm 12-year lease for an annual
rent of approximately EUR1.9m. The property is one of the positive-energy
buildings, which has obtained the "exceptional level" HQE and BEPOS Effinergie
certifications. It was purchased on a turnkey basis from Bouygues Immobilier in
December 2016 and completed in January 2018.
In Nantes, situated in the heart of the Euronantes business district, Le Kibori
will be completely occupied by the Regional Department of Public Finance for
the Loire and Loire-Atlantique, on a 9-years lease of which 5 years are firm,
for an annual rent of EUR0.8m. This 8-storey building (G-1 to G+6), which will
have BREEAM certification, will include 3,960 sqm of office space. Developed by
Sogeprom and ADI, Le Kibori will be completed in December 2018.
Signed in a very short time frame, in Meudon just three months after
completion, and in Nantes six months before, these turnkey projects demonstrate
the ability to meet market expectations of businesses and local authorities.
These transactions witness Affine's strategy to invest in new and efficient
buildings, in partnership with a developer, as part of a balanced development
between the Paris Métropole area and major regional cities: Bordeaux, Lille,
Lyon, Marseille, Nantes and Toulouse.
Affine is a property company specialising in commercial real estate. At the end
of 2017, it directly owned 45 buildings with a total value of EUR579, (excl.
transfer taxes) for a total surface area of 332,400 sqm. The Company owns
office properties (69%), retail properties (23%) and warehouses and industrial
premises (8%). Its assets are distributed more or less equally between Ile-de
France and other regions in France.
Affine is also the major shareholder (49.5%) of Banimmo, a Belgian property
repositioning company with operations in Belgium and France. At the end of
2017, Banimmo had total assets of 14 office and commercial buildings, with a
value of EUR208m (transfer taxes included).
Total Group assets are EUR824m (including transfer taxes).
In 2003, Affine opted for French real estate investment trust (SIIC) status.
