VIB Vermögen AG Reports Strong Growth in First Half of 2025
VIB Vermögen AG has reported significant growth in the first half of 2025. The company's gross rental income rose by 22% to EUR 50.2 million while funds from operations (FFO) increased by 20% to EUR 47.8 million. This growth was driven by recent real estate transactions and the strategic acquisition of Branicks' institutional business, solidifying a dual focus on logistics and office properties.
The company's total assets surpassed EUR 2 billion due to investments, with a 13% increase in annualised net basic rents. Despite these investments, the vacancy rate remained low at 4.6%. The acquisition from Branicks is set to drive future growth, adding 147 properties valued at EUR 8.4 billion to the portfolio.
VIB maintains a stable financial structure, with a loan-to-value ratio of 40.6% and an average bank loan interest rate of 2.4%. The company reaffirms its guidance for 2025, expecting gross rental income of EUR 101-105 million and FFO of EUR 78-82 million.
