Altarea announces several major logistics disposals for a total amount of approximately €390 million
Paris, December 2, 2024 – Altarea announced today that it has finalized two disposal operations involving three logistics sites totaling nearly 360,000 sqm (including 75,000 sqm to be constructed) for a total amount of approximately €390 million, most of which will be recognized in 2024. Active in the logistics market for many years as a developer/promoter and investor, Altarea is reaping the benefits of its growth strategy and confirms its ambitions in this booming market.
A reiterated growth ambition in Logistics
Altarea has developed recognized expertise through its brand Altarea Logistique, led by Luc Papillon, in the design, development, and commercialization of premium logistics platforms and business parks, strategically located on the historic north-south corridors, as well as on the Atlantic arc. In line with the challenges faced by logistics chain players, its logistics platforms are also exemplary in terms of sustainable development (design and equipment).
Altarea continues to enrich its portfolio of development projects with 650,000 sqm currently controlled and under development, including 310,000 sqm with cleared building permits which will contribute to the Group’s future earnings.
First transaction: disposal of two logistics sites to WDP[1]
Altarea has sold to WDP, a leading logistics real estate player in Europe listed in Brussels, the Bollène logistics park in Vaucluse and the Oseraye logistics park in Puceul, Loire-Atlantique:
• The Bollène logistics park, which will eventually develop a surface area of 260,000 sqm, is located on the A7, about 30 km north of Avignon. Its strategic location on the North-South corridor allows it to serve France, Germany, the Benelux, and Southern Europe. The site consists of 5 warehouses, 3 of which are operational and leased to leading companies (ITM, ID Logistics, Mutual Logistics, Gerflor, and Mistral Semences) and 2 platforms under development. The Bollène park meets the latest safety standards and is currently equipped with photovoltaic panels with an installed capacity of 25 MWp. It has received the HQE® Excellent and BREEAM® Excellent labels.
• The Oseraye logistics park, with an area of 37,000 sqm, is located on the Nantes-Rennes axis. Fully leased to Logeos, the logistics subsidiary of the SOFIA group, a specialized distributor in gardening, DIY, and industrial equipment, the site has received BREEAM® Very Good certification.
Bollène logistic hub in Vaucluse Ozeraye logistic park in Loire-Atlantique
Second transaction: disposal of Ecoparc Côtière to CBRE IM
The Ecoparc Côtière logistics platform located in La Boisse in the Ain region has been acquired by a fund managed by CBRE IM. Located on the A42 Lyon-Geneva highway, 15 minutes from the Lyon metropolitan area, the 56,225 sqm platform is fully leased by the SAMSE group for the e-commerce logistics of its DIY division and cross-docking for all its retail outlets.
The Ecoparc was developed with biodiversity compensation
in mind and benefits from a decarbonized heating system using heat pumps. The site aims for HQE® Excellent certification.
